The Survey Process: What to Expect

When you hire us, we follow a proven step-by-step process to ensure accuracy and clarity. It begins with research into your deed and adjoining properties, continues with on-site measurements and fieldwork, and concludes with a certified survey map showing your property boundaries, improvements, and any easements. Each step is required to protect your investment and give you confidence in your property lines.

Step 1: Request an Estimate

You begin by asking for a cost estimate. This helps set expectations and ensures the survey is tailored to your needs.

 

Step 2: Preliminary Research

We gather key documents such as your deed, tax maps, and information about neighboring properties. This research lays the foundation for accurate boundary work.

 

Step 3: Site Visit

When appropriate, we visit the property to understand its conditions firsthand.

 

Step 4: Cost Estimate and Proposal Preparation

Using the research and your goals, we prepare a proposal outlining the steps required and costs.

 

Step 5: Authorization

Once you approve the estimate, sign and return the proposal, we schedule your project.

 

Step 6: In‑Depth Research

We dig deeper into title reports, adjoining deeds, filed maps, and highway records to uncover easements, rights of way, and historical boundary evidence.

 

Step 7: Research Sketch

All findings are assembled into a working sketch, noting monuments, distances, and other boundary clues.

 

Step 8: Field Reconnaissance and Survey

We walk the property and adjoining lands, looking for and locating physical evidence of boundaries such as markers, fences, or walls.

 

Step 9: Field Notes & Plotting

Measurements and observations are computed and plotted into working sketches.

 

Step 10: Boundary Computation

Using both research and field evidence, we calculate the precise location of your property lines.

 

Step 11: Final Survey Map

We prepare a professional map showing:

  • Property improvements

  • Any discrepancies between record boundaries and occupation

  • Easements or encroachments

  • Notes to aid interpretation

  • Certifications if required

 

Step 12: Quality Check

The map is reviewed for accuracy, clarity, and completeness.

 

Step 13: Sign & Seal

Certified copies are signed and sealed.

 

Step 14: New Descriptions

If needed, new legal descriptions of the property are drafted.

 

Step 15: Boundary Markers

Physical markers are set where appropriate, giving you visible confirmation of your property limits.
